Q: Why should I get a home inspection? back
  • Buyers
    An inspection of the home you are considering will help you make an informed decision during the purchase process. It will also provide you with the information you will need for any repairs or maintenance your new home may require. A professional home inspection will allow you to buy with confidence.
  • Sellers
    A pre-sale home inspection can detect previously unknown problems or potential upgrades that you may wish to address prior to selling your home. Being aware of issues in advance will also allow for disclosures of problems when selling your home, which can result in a smoother transaction for both parties.
  • We work with you
    Our goal is to enable you to be an informed customer who is familiar with the details of the home. We strongly encourage you to attend the inspection, which provides an excellent opportunity to gain in-depth knowledge about your prospective new home. During the inspection, we will point out and discuss areas of concern regarding the property. You will then be provided with a detailed unbiased report with all of this information and much more.

Q: How do I select a home inspector? back

Questions you might ask a prospective inspector….

  • Are you formally trained as a home inspector?
    Inspectors should be trained in Home Inspection, regardless of previous background. The home is compromised of many complex systems and components that interact with each other in unique ways. A detailed knowledge and experience with heating and air conditioning systems will not help identify structural defects.
  • Are you insured?
    Errors and Omissions, Bond, and General Liability are common throughout the home inspection industry.
  • Are you a full-time inspector?
    If your inspector is not serious about his career, how serious will they be about your inspections?
  • What type of report is delivered and what is the turnaround?
    The inspector should provide a detailed report that is in an easy to use format. Because timing is critical in most transactions, receiving the report as soon as possible will prove beneficial.
  • Are you affiliated with the American Society of Home Inspectors (ASHI)?
    ASHI is the oldest and most respected organization in the industry. The ASHI standards are the benchmark of quality inspections. Be sure your inspector belongs to ASHI.

Q: Do I need a radon test? back

Scientific studies have shown that radon gas is a known carcinogen. More specifically, the Surgeon General identified radon gas as the second leading cause of lung cancer. Radon gas is a decay product of uranium, which enters a home through and around the foundation. Radon levels are typically higher and most dangerous in the basement.

The EPA recommends that if you are buying a home or selling your home you have it tested for radon. If radon test results are 4.0 picocuries per liter (pCi/L) or higher, the EPA recommends mitigation.

Q: Do I need a termite inspection? back

Most building inspections associated with a real estate transaction are accompanied with a termite inspection (95%). Most lenders will require a termite inspection and subterranean termites are prevalent throughout Missouri.
